We are a local company based in Central Scotland which look to offer our corporate clientele high quality properties for serviced accommodation and House of Multiple Occupancy (HMO) usage. You won’t have to deal with any problem tenants
Under our corporate let agreement, we become your tenant. This means as per our agreement and contract that we take full responsibility for clients and tenants we house within your premises. We also have very strict vetting procedures and rigid term and conditions for the safekeeping of the property.

We are able to promise and ensure we provide a guaranteed rent flow as we have high demand for properties and low supply for quality stock. This enables us to promise rent month in month out without any voids or complications till the end of our rental agreement.
We could refurbish your property and keep it looking fresh and modern
Depending on the contract terms we agree upon and the length of the term, we are able to negotiate potential renovation to your property and keep it looking modern. This means your property will increase in value. This is generally considered on 3- 5 year term contracts.
Keeping your home in pristine show home condition at all times
A key part of our business is serviced accommodation. We offer our clients a hassle-free living experience, this means that we will carry out regular maintenance checks on the property and we ensure weekly deep cleans & gardening is carried out. Once one guest leaves, the property needs to be fresh & new for our next client. Even in our HMO’s we have the communal areas cleaned thoroughly and ensure our tenants keep their room in good condition. We check them regularly and randomly as keeping rooms and communal areas clean is in our contracts with them.
You will benefit from the capital growth
As you own the property, you will benefit from capital growth. Also as we ensure you keep the house in showroom condition the value will be sustained and increase as time goes on. More so if we negotiate to renovate your property as this will dramatically increase the value of the property.
Regardless of the state of the market, we will guarantee you a monthly rent until you are comfortably in a position to sell. We do ask if we can have first refusal upon the sale.
Who will be staying at the property
Dependent on the property type, location and several other factors, this dictates how we will use the properties. If we or the clients use the property as a serviced accommodation then the guest type varies from business workers traveling for work to guests attending local events looking to stay close by. All guests are subject to anti-money laundering and due diligence checks so that it is ensured that all guests are genuine.
Significant tax relief and savings for landlords with mortgages
Section 24 – which is a change on tax relief for buy to let landlord, is currently being phased in. As we operate your property as serviced accommodation, it classifies as furnished holiday let, and you therefore can offset your mortgage interest on your tax return.
